Most booking platforms like Airbnb collect and remit taxes automatically, making the process simpler for you. Hi, I’m Devion — founder of Prime Cozy Hosts and the product of a military family. As a military child, I had the privilege (and challenge) of living in places like Georgia, Kansas, Washington, Germany, and across multiple cities in Texas. Each move taught me how to adapt quickly, stay organized, and build relationships from the ground up — all values I bring into short-term rental property management today.

I started my career in accounting, managing revenue, overseeing contractors, and reconciling financial operations. But I kept asking myself: “Is financial security the same as true freedom?” That question led me to real estate.

I didn’t come from a family of investors, and I wasn’t sitting on a pile of cash. I came with drive, discipline, and a willingness to learn creative financing, VA loan strategies, and STR systems from scratch. I’ve always had an interest in numbers. If it had a dollar sign next to it, I was paying attention. That passion led me to pursue a degree in accounting, graduating in 2019, and managing over $1.5 million in revenue across private and public organizations.

But my real turning point came after a series of unexpected life events — four car accidents in seven months. They forced me to ask: If I couldn’t work tomorrow, what would I have to fall back on? That mindset shift pushed me toward ownership. I didn’t want to just earn income — I wanted to build assets that earn for me, even when I can’t.

That’s how Prime Cozy Hosts was born — from the desire to create something with purpose, clarity, and legacy for others like me.

Can I use a VA loan for an Airbnb in San Antonio?

Yes — VA loans can be used to purchase a home that will be your primary residence (at least 1 year), even if you plan to rent out extra rooms or units. We help you stay compliant by ensuring you meet occupancy rules while using co-hosting to generate passive income.

What happens if I’m deployed while I still own the property?

We step in fully as your co-host and keep your home operating smoothly while you're away. From guest screening to turnovers, maintenance, and inspections, your property stays protected and profitable — even when duty calls.

What return on investment (ROI) can I expect with your services?

Target Cash-on-Cash ROI return on investment is 10%+and 20%+ Total ROI including Cash flow + Appreciation (dollar for dollar higher than the stock market or your savings account.)

How do you screen guests and prevent parties?

We use a layered screening process that includes ID verification, review history, smart booking filters, and direct pre-booking communication to assess guest intent. Only guests 25+ can book the stay for everyone. We also require a signed rental agreement outlining house rules and platform-specific policies.

Do I still have access to my property if you manage it?

Yes — you’ll always have full access to your property. Whether you want to visit, stay, or simply check in, we support your flexibility. We can block off days on your booking calendar anytime you’d like whether for personal use of the space or to make any property updates. Your ownership remains a priority while we manage everything behind the scenes to keep things running smoothly.

What tools do you use to set pricing?

We use AI-powered tools like PriceLabs to automatically adjust your nightly rates based on local demand, seasonality, events, and booking trends. As needed , we manually analyze comparable listings and scan for unlisted or overlooked events in your area to close pricing gaps. This hybrid approach ensures you’re maximizing both occupancy and nightly income — not leaving money on the table.

What happens if something is stolen or breaks?

We maintain an inventory and damage checklist with photos (via Breezeway), updated before and after each stay.

Cleaners verify items and damage on-site during turnovers.

If items are missing or damaged, we’ll cross-check with our documented inspection photos and may charge replacement costs from the guest’s deposit. This protects your property and keeps your space rental-ready every time.

What happens if a guest complains?

1. Fast Response – We aim to reply within 15-30 minutes using a warm, comfort focused, trustworthy, caring, and reliable brand voice.

2. Issue Review – We assess the complaint and request photos and/or video if needed.

3. Quick Fixes – Minor issues are resolved remotely or with local vendors.

4. Documentation – Everything is logged for accountability in Breezeway.

5. Escalation (if needed) – For serious issues, we coordinate with Airbnb resolution center directly within 24 hours.

6. Follow-Up – We check in with guests after resolution to ensure satisfaction.

7. Guest Gesture – When appropriate, we offer small gestures to protect reviews.

8. Post-Stay Inspection – Cleaners inspect post-checkout, and we update protocols and communicate amongst our team to prevent repeat issues.

How much do your services cost and how do you get paid?

Typically, our ongoing fee is 10% – 20% per gross booking amounts, with a one time $150 – $500 listing setup fee. Percentage Payouts (exclude cleaning fee). However, there are factors that can change these amounts. We charge a separate restocking fee of $50 per restock, invoiced monthly.

Airbnb automatically splits payouts for bookings.

For Multichannel Properties or Mid-Term Rentals you will be invoiced monthly due upon receipt based on bookings outside of Airbnb, and payment is usually via bank transfer.
